How we work

Our process

The same sequence is followed on a one-room job and on a hotel floor. Skipping a stage is how finishes fail early.

    Building inspection

    We walk the facade and terrace with the society committee, note cracks, seepage points, loose plaster and previous patch repairs, and photograph each elevation.

  2. 2

    Scope and safety plan

    Written scope per elevation with the access method — rope access or scaffolding — plus anchor points, harness checks and a plan for keeping the entrance and parking usable.

  3. 3

    Surface repair

    Loose plaster hacked and re-plastered, structural cracks cut in a V and filled, chipped concrete treated for exposed steel. Painting over unrepaired plaster wastes the whole coat.

  4. 4

    Waterproofing

    Terrace, chajja and problem walls treated with an acrylic or PU membrane system as required. Waterproofing goes in before the finish coats, never after.

    Primer and exterior coats

    Exterior primer followed by two coats of a weather-shield emulsion. Work is scheduled around the monsoon — October to May is the sensible window in Mumbai.

  6. 6

    Handover and AMC option

    Elevation-wise completion photos handed to the committee, plus an optional annual maintenance contract for touch-ups and seepage checks.

What affects the price

We do not publish a single rate, because two jobs of the same size can differ by a wide margin. These are the factors that actually move the number on a quotation.

Extent of plaster repair
This is the biggest unknown on any society job. Hacking and re-plastering loose areas often exceeds the painting cost itself.
Access method
Rope access is usually cheaper than full scaffolding, but not every facade allows it.
Waterproofing scope
Terrace membrane systems, chajja treatment and wall coatings are priced separately from the paint.
Coating system chosen
Standard exterior emulsion, weather-shield and long-life elastomeric systems have very different rates and warranty periods.

Exterior Work — frequently asked questions

When is the right time to paint a society building in Mumbai?
October to May. Exterior coatings need dry surfaces and a clear drying window, so work started close to the monsoon risks a wasted coat. Most committees plan tendering in August and September so work can start right after the rains.
Do you use rope access or scaffolding?
Both, depending on the building. Rope access suits tall towers with clear elevations and costs less than full scaffolding. Scaffolding is used where extensive plaster repair is needed or where the facade has projections that ropes cannot reach safely.
How do you handle seepage complaints from individual flats?
Each complaint is inspected before quoting, and the cause noted — cracked plaster, failed chajja, defective terrace waterproofing or an internal plumbing leak. Internal plumbing leaks are outside a facade contract, and we say so rather than painting over the symptom.
Do you offer annual maintenance contracts for societies?
Yes. An AMC typically covers periodic inspection, terrace and chajja touch-ups, crack sealing and minor plaster repair, so the building does not reach a full repainting crisis every few years. Scope and visit frequency are written into the contract.
How is payment structured on a society job?
Normally in stages tied to completed elevations, with a retention held until the snag list is closed. Committees usually prefer this because payment tracks visible progress rather than time elapsed.
