How much does it cost to paint a 2BHK flat in Mumbai?

Indicative 2025–26 rates for painting a 2BHK in Mumbai, what changes the number, and the line items people forget until the bill arrives.

The honest answer is that a 2BHK in Mumbai usually lands somewhere between Rs 28,000 and Rs 95,000, and the gap between those two numbers is not padding. It is paint grade, wall condition, and how much preparation the flat actually needs. Here is how to work out where your flat sits.

Start with paintable area, not carpet area

Contractors quote per square foot of paintable surface, not the carpet area on your agreement. A rough rule for Mumbai flats: paintable area is about 3 to 3.5 times the carpet area, because you are painting four walls and a ceiling in every room.

So a 650 sq ft 2BHK has roughly 2,000 to 2,300 sq ft of wall and ceiling. Ask for the measured figure in writing before you compare two quotes — if one contractor measures 1,800 and another measures 2,200, you are not comparing the same job.

Indicative rates by paint grade

These are labour-plus-material rates we see across Mumbai and Thane in 2025–26. They move with site conditions and with paint company price revisions, so treat them as a starting point.

  • Distemper / economy emulsion — Rs 14 to Rs 20 per sq ft. Fine for a rented flat you will hand back, or a quick refresh before a sale.
  • Premium emulsion (Asian Paints Apcolite, Berger Silk, Nerolac Beauty) — Rs 22 to Rs 32 per sq ft. This is the sensible default for a home you live in.
  • Luxury emulsion (Royale, Berger Easy Clean, Impressions) — Rs 34 to Rs 50 per sq ft. Washable, better sheen retention, worth it in a kitchen or a house with small children.
  • Texture or stencil feature walls — Rs 90 to Rs 250 per sq ft for the feature wall only, depending on the pattern.

At premium emulsion rates, that 2,100 sq ft 2BHK works out to roughly Rs 46,000 to Rs 67,000.

What actually pushes the number up

Old putty that has to come off. If the previous coat is chalking, flaking, or was done over damp plaster, it has to be scraped to the base and rebuilt. Full scraping plus two coats of wall putty adds Rs 8 to Rs 14 per sq ft. This is the single biggest swing factor in older Mumbai buildings.

Damp patches. A wall shared with a bathroom or an external wall on the monsoon-facing side often needs treatment before paint. Painting over damp is money thrown away — it will bubble within one season.

Ceiling condition. Ceilings take more coats and more labour per square foot than walls, and older buildings frequently have hairline cracks that need filling.

Number of coats. A dark shade going over a light one, or any red or deep blue, often needs three coats. Confirm the coat count in the quote.

The line items people forget

  • Society charges. Many buildings levy a lift usage or debris charge for renovation work, typically Rs 2,000 to Rs 10,000, and want a refundable deposit. Check with your secretary before you sign anything.
  • Working hours. Most societies allow work only between 9 AM and 6 PM on weekdays, with Sundays off. If your building is strict, the job takes longer, and longer jobs cost more in labour.
  • Furniture shifting and covering. Should be included. Ask.
  • Polishing the woodwork. Doors, frames and wardrobes are quoted separately from wall painting. A 2BHK worth of melamine polish typically adds Rs 12,000 to Rs 25,000.

A realistic timeline

For an occupied 2BHK with normal wall condition, expect 5 to 8 working days. Full scraping and re-puttying pushes it to 10 to 14. Anyone promising a complete repaint in three days is either skipping the putty or bringing a crew too large to work carefully.

How to compare two quotes fairly

Ask every contractor for the same four things: measured square footage, the exact product name and grade, the number of coats, and what surface preparation is included. Once those four match, the cheaper quote is genuinely cheaper. Until then, the low number is usually just a thinner specification.
